Browning Investments, Dora Hotel Company, and the City of Fishers announced today the plans to bring a 5-story, 116-room high-end, boutique hotel to the city’s downtown Nickel Plate District. The Hotel Nickel Plate, a Tapestry Collection by Hilton hotel, will feature a full-service restaurant on the first floor and Nickel Plate Trail access.
“Downtown Fishers is quickly becoming the heart of our community, showcasing the vibrancy of the community alongside growing and entrepreneurial companies,” said Fishers Mayor Scott Fadness. "Hotel Nickel Plate will create another iconic destination downtown where residents, visitors, businesses, and more come together to enjoy all that downtown and the Nickel Plate Trail has to offer. We’re grateful to Browning and Dora Hotel Company for bringing our vision to light.”
Drawing inspiration from the historical setting of the hotel, the design will pay homage to the Nickel Plate Railroad. Hotel Nickel Plate will maintain its individual spirit, offering guests an experience that is approachable and familiar as well as different from other hotels in the area. In addition, each stay is backed by the reassurance of the Hilton name as well as its unmatched commercial engine and award-winning Hilton HHonors program. Browning and Dora Hotel Company curated the Tapestry Collection by Hilton for this site due to customer and owner demand for an original upscale hotel that caters to guests seeking reliability and value in their independent hotel choices.
“We are eager to bring Hotel Nickel Plate to downtown Fishers. This project is especially fun for us because we get to bring such a cool project to our own backyard,” president of Dora Hotel Company, Tim Dora said. “We are excited to see the development of downtown Fishers and to team up with Browning and the city of Fishers.”
The hotel is part of a master development by Browning announced in December 2018, which includes a new 6-story, 180,000 square foot headquarters building for First Internet Bank, a 237-unit multi-family development by CRG featuring first-floor retail and resident amenities, and the rehabilitation of three historic buildings in downtown Fishers.
“The Hotel Nickel Plate exemplifies the key factors that make the Nickel Plate District one of the most exciting places in Central Indiana: great brands, collaboration among established leaders, strong community support, outstanding placemaking, and an ambitious vision,” said Browning president and CEO John Hirschman. “Browning is delighted to be a part of the team that’s making big things happen for the people of Fishers and Central Indiana.”
The development of the hotel is the result of a project agreement with SPF15 that included the transfer of land for development and construction of a boutique, luxury hotel. The agreement was approved in December 2018.
The Fishers City Council will consider incentives to the developer for the construction of the hotel during its December 2019 meeting. The City of Fishers is proposing a waiver of impact and permitting fees and $2.1 million from the existing downtown TIF fund as its incentives to the project. Browning and Dora Hotel Company will commit to an 85% minimum taxpayer agreement for 25 years.
The Nickel Plate District is part of the Fishers 2040 comprehensive plan which reimagines Fishers’ downtown area as a sustainable, pedestrian-friendly, downtown city core where residents and visitors live, work, and play.
